Scawton Croft Rake Out & Repointing Project
The Scawton Croft project is a strong example of how expert craftsmanship and traditional techniques can bring new life to a property while maintaining its original charm.
Validus Construction was employed directly by the client to carry out a full programme of rake out and lime mortar repointing works, alongside targeted stonework repairs. The aim was to remove defective pointing, restore the masonry, and ensure the building remains both structurally sound and visually striking for years to come.
Scawton Croft is a visually impressive stone property, characterised by its traditional masonry and distinctive appearance. However, over time, the existing pointing had deteriorated, compromising both the look and performance of the structure.
The client appointed Validus Construction to undertake a full rake out and repointing programme, ensuring that all defective mortar was carefully removed and replaced with appropriate lime mortar. In addition, areas of damaged stonework were identified and repaired to restore the building’s overall condition.
The primary objective was to carry out the works in a way that preserved the building’s character while significantly improving its durability and resistance to the elements.
Validus Construction approached the project with a strong focus on quality, precision, and conservation best practices.
The process began with the careful raking out of existing defective pointing, ensuring that surrounding stonework was not damaged. This is a critical stage in any repointing project, as improper removal can lead to further deterioration or unnecessary loss of original material.
Once the joints were prepared, the team applied lime mortar repointing, selected specifically for its compatibility with traditional stonework. Lime mortar allows the building to breathe naturally, helping to manage moisture and prevent long-term damage that can occur with harder, modern cement-based mortars.
Alongside the repointing works, defective stone elements were repaired or replaced where necessary. This ensured that the integrity of the structure was maintained and that the finished result was both durable and visually consistent.

As part of the Scawton Croft project, Validus Construction carried out the following key works:
-
Full rake out of defective mortar joints.
-
Repointing using traditional lime mortar.
-
Replacement of defective or damaged stonework.
-
Localised mortar repairs to improve structural integrity.
All works were delivered using traditional methods and materials, ensuring that the building’s original character was preserved throughout.
As with any masonry restoration project, some challenges required careful management. The removal of existing mortar needed to be carried out with precision to avoid damaging the surrounding stonework, particularly in areas where the material had already weakened.
Matching the new mortar to the existing aesthetic of the building was also essential. This required attention to detail in both colour and finish to ensure a seamless and natural appearance.
Validus Construction’s experience in traditional masonry and conservation works ensured that these challenges were addressed effectively, resulting in a high-quality finish.
The completed works at Scawton Croft have significantly improved both the appearance and performance of the building. The fresh lime mortar repointing has enhanced the visual quality of the stonework, while also providing improved protection against weathering.
Repairs to defective stonework have strengthened the structure, ensuring long-term durability. The building now benefits from a renewed finish that remains true to its original character.
Overall, the project demonstrates how the correct approach to repointing and masonry repair can transform a property while preserving its heritage.
